Nanaimo has apartment, townhouse, bare land and mixed-use strata properties across urban and coastal settings.
For properties with significant site areas, the long-term capital plan can be driven as much by infrastructure and exterior work as by the buildings themselves.
Common components considered for long-term planning
Reports may need to address building components alongside private roads, retaining structures, drainage, landscaping and other site infrastructure.
The exact inventory is based on the strata's common property, common assets, bylaws and available information. Components that are not the strata corporation's responsibility are not automatically included simply because they exist on the site.
What the report provides

- estimated replacement costs;
- financial modelling to support contingency reserve planning; and
- a clear draft review process so council can ask questions before finalization.
Site inspection and scope
Our site review is non-intrusive and visual. We review accessible common property and relevant components for depreciation-report planning purposes. It is not a building-envelope, structural, mechanical, electrical, code, forensic or destructive investigation, and it does not replace specialist assessments where those are warranted.
BC requirements and transition history
Under current BC requirements, strata corporations with five or more lots must obtain depreciation reports on a five-year cycle. British Columbia's 2024 transition framework established July 1, 2027 as the transition deadline for many areas outside Metro Vancouver, the Fraser Valley and most of the Capital Regional District. Always confirm the Province's current requirements for the specific strata.
Requesting a proposal
In most cases, Coast to Crest only needs the strata plan number to prepare a proposal. We typically issue proposals within 48 hours. After award, we collect the required building and financial information, schedule the site inspection and prepare the draft report.
