Our Process
Simple to Start. Structured From Beginning to End.
Our process is designed to minimize administration for strata managers while keeping councils informed from proposal through final report.
Request a Proposal
Send us the strata plan number. In most cases, that is all we need to prepare a proposal, which is typically issued within 48 hours.
Authorize & Provide Project Information
Once the project is awarded, we request the building documents and information needed to complete the depreciation report. Authorization can be provided by signed agreement or email.
Schedule the Site Inspection
We coordinate a non-intrusive visual inspection of accessible common property areas and components relevant to the depreciation report. Weekend visits are available at no additional cost.
Prepare the Draft Report
We prepare the depreciation report using the available records, visual observations and our long-term capital-planning analysis. Reports are typically completed within 10–15 business days following the site inspection and receipt of required information.
Council Review & Questions
Council can review the draft, ask questions and request clarification. We can also present the report to council if desired.
Final Report
After council comments and questions are addressed, we issue the finalized depreciation report.
For Managers
Less Back-and-Forth.
We know managers are coordinating many properties and competing priorities. Our workflow is intentionally straightforward, with focused information requests and prompt communication.
For Councils
Clear Information at the Finish.
Our goal is to provide a polished, practical depreciation report that makes upcoming capital needs easier to understand, discuss and plan around.
