In most cases, only the strata plan number. If a property is unusual or particularly complex and we need anything else to quote, we will let you know.
When do you need building documents?
After the project is awarded. We then request the records and building information needed to complete the depreciation report.
How quickly do you issue proposals?
We typically issue proposals and quotes within 48 hours.
How can we authorize the work?
We prefer a signed agreement, but authorization to proceed can also be provided by email.
What does the site inspection involve?
It is a non-intrusive visual inspection of accessible common property areas and components relevant to the depreciation report. It is not a building-envelope, structural, mechanical, electrical, code, forensic or destructive investigation.
How quickly can the site inspection be scheduled?
Site inspections can often be scheduled within one month of approval. Weekend inspections are available at no additional cost.
How long does the report take?
Reports are typically completed within 10–15 business days following the site inspection and receipt of the required information.
Can council ask questions about the draft?
Yes. Council can review the draft, ask questions and request clarification. We can also present the report to council if desired before the report is finalized.
Do you provide sample reports?
Yes. We do not publish sample reports publicly, but prospective clients can request one directly from us for review.
What property types do you work with?
Bare land, townhouse, low-rise apartment, commercial and mixed-use strata properties.
Do you work throughout British Columbia?
Yes. We provide depreciation report services to clients throughout British Columbia.
Do returning clients receive a discount?
Yes. Consecutive depreciation report updates for returning clients automatically receive a 10% discount.
